What are the leasing terms?
We are currently offering 5 year terms with the possibility of 3 year depending on how the space will be used. We are more flexible with open concept floor plans.
When is the project's completion date?
The project will be completed in multiple phases, with the first buildings being turned over for occupancy in early 2018 and full completion expected around fall/winter 2018. But as everyone knows, there are often delays in construction so these dates may shift.

Will there be access to a window or vent?
All suites will have non-operable windows. Some first floor suites have overhead doors. Tenants may add ventilation at tenant’s expense with Landlord’s approval.
How much will the NNN amount be?
NNN are estimated to be $4.50/RSF/Year in the first year of occupancy.
Will parking be provided?
Yes, parking will be provided. There will be over 450 unreserved, free parking spaces (2.79:1000 ratio) located throughout the project. Additionally, there will be multiple Car2Go spaces provided. We encourage our tenants and their employees to use alternative forms of transportation.
Will there be access to a loading dock?
There will be a dock-height loading dock located on the east side of building 5 that will be available to all tenants to use. There are two additional loading zones near Bldg 1 and Bldg 12.
What kind of finish-out package is being offered?
All spaces in Buildings 2-15 will have a spec finish-out using the materials and finishes found on pages 3-4 of our flyer. Any additional finish-out cost over and above the delivery condition will be at tenant expense with Landlord approval.
Will a Security Deposit be required?
Yes. We are requiring a Security Deposit in the amount of one month’s base rent plus NNN. Additionally, for spec spaces in Buildings 2-15, we are asking for one month of pre-paid base rent plus NNN to be applied to the first full month of rent. Both amounts are due upon execution of the lease document.
What internet/phone providers will be available?
AT&T and Grande Communications will be available for tenants, at tenant’s expense. The Landlord is currently working with other providers to have available at the site.
Is there a bus stop nearby?
Yes, there are bus stops on both the east and west side of Springdale Road, right outside of Springdale General’s entrance.
Is Springdale General bike friendly and will there be a shower available?
Yes, Springdale General will have multiple bike racks along with a community shower located in Bldg 1.
What “green” features will Springdale General have?
In addition to recycling and composting, Springdale General will have multiple “green” features including solar panels for the exterior lighting, rain collection for irrigating the landscaping (including the new trees that will be planted around the property), multiple bike racks to encourage biking to work, plus Car2Go spots.
